Iceni Limited is a closed-ended specialist investment vehicle focusing on income producing residential real estate in London. The aim is to maximise returns to investors by investing primarily in residential property assets located in London. The investments will generate both revenue and capital growth over the 5 year fund period. By investing 60% of the Fund equity in income producing assets, the Fund aims to:

  • invest 99% of the equity raised;
  • cover all operational costs; and
  • make annual distributions to investors during the life of the Fund.

The Fund will acquire a portfolio of assets which are carefully managed to balance risk and potential gains throughout the life of the Fund. This combined with a highly experienced asset management team and the ability to acquire off market and distressed stock gives the Fund the ability to achieve above market results.

Iceni will invest in three different property based segments:

Buy to let

Acquisition of property in central London with rental income.

Buy to sell

Acquisition of land and property where there is an opportunity to enhance value and realise short term gain.

Bridging finance

Short term lending secured by legal charge against UK residential property.

Iceni is a UK-based limited partnership incorporated in the UK.
