A rapid turnaround opportunity

This project gave us the opportunity to regenerate a 1960s commercial tower block in the heart of Crawley.

Strategy and execution

This development of 1 and 2 bedroom private apartments was part of the on-going regeneration of Crawley town center.  Our approach was to apply for planning permission to enhance the building's facade, then develop and sell within 18 months.

We quickly secured planning permission but delays on site occurred when an established and well-respected contractor went into administration. Our team's experience and expertise allowed us to take over as developer-contractor and complete the project to create these high quality homes on budget and within the programme. These were then sold and the profit on cost was significantly higher than we had originally targeted.

Space to live and work

A development of a major residential and commercial masterplan in the beautiful Santry Demesne, in the heart of one of Dublin’s most popular residential suburbs. Located within a five minute drive of Dublin Airport and Dublin City University and just 20 minutes from Dublin City Centre.

Strategy and execution

The excellent location meant the sites attracted a lot of competition from developers. We secured the two adjacent sites based on our reputation for delivery and after acquiring the two sites we secured planning permission for around 400 homes. Full planning was granted for both sites in August 2019 and March 2020 under different applications. Further enhanced planning is currently being fast-tracked on one site to increase the number of homes to 500 across the whole development. The development also includes a wide range of facilities for residents along with 65,000 sq. ft of commercial space.

Revitalising a collection of landmark buildings

The centre of Dublin boasts many fine Georgian properties, including Merrion Square, which was formerly home to WB Yeats and Oscar Wilde. These buildings offer exceptional opportunities for development but many are run down and require extensive refurbishment with listed buildings permissions. Many developers are put off by these potential risks.

Strategy and execution

We acquired an impressive portfolio of 14 properties, including two in Merrion Square. We then refurbished the properties to the highest standards, working with local interior designers, architects, listed buildings experts and contractors. The sensitive approach allowed us to renovate and extended these properties to increase the useable space as serviced offices. This included retaining and restoring listed elements such as impressive Rococo plasterwork and original windows.

Transforming offices to warehouse-style living

We successfully realised the opportunity to convert an outdated office/warehouse into modern, high quality apartments in Bermondsey.


Strategy and execution

Legislative changes allowed permitted development for the conversion of a 1950s office/workshop in SE1 to residential. We secured planning permission to create 34-one and two-bedroom private apartments. We worked with an award-winning architect to create an efficient, contemporary scheme that retained authentic industrial features, developed around attractive internal courtyards. In a second phase of development, we secured planning permission for a two-storey extension, adding eight more apartments to the site.
